Mortsel: check what the transfer file contains
Mortsel describes transfer planning information as covering designation, permits, infringements, environmental matters, vacancy, easements and charges. The city also directs sellers to OVAM's soil certificate. Ask the notary which entries matter for your house; being a terraced or family home does not guarantee a straightforward file.
Check that extensions, outbuildings and current use match the available plans. Disclose known differences before deciding on price or transfer. A direct sale can be an alternative to the open market, but it does not remove disclosure requirements or notarial checks.
