Why sell directly?

A traditional sale in Belgium takes on average 4 to 9 months, with viewings, 3-5% agency commission, financing contingencies and uncertain outcome. We pay cash, buy as-is, and close the entire file at the notary within weeks.

Whether it's a property after a death, an apartment in a divorce, a closing shop, an unwanted garage or a plot of building land — our experts assess each case individually and pay a fair market price.

What do we buy?

Houses, apartments, commercial spaces, garages, land, investment properties. Even with renovation obligations, poor EPC, asbestos, damp or easements.

How does it work?

You request an offer online or by phone. Our expert visits for a discreet on-site assessment. You receive a written offer on the spot or within 24 hours. On agreement we arrange notary and admin. Payment at deed signing.

What does it cost me to sell to you?

Nothing. No agency commission (typically 3 to 5% of the sale price), no listing fees, no viewing costs. Notary fees on the seller's side are limited to mortgage discharge and statutory certificates — the same as in any other sale.

Our margin sits between purchase and end-destination (renovation, rental, resale). That is what lets us pay fairly and quickly without charging you commission.

How much can you offer — below or above the valuation?

We always start from current market value (Statbel, Notary Barometer, recent sales on the same street) and deduct on average 8 to 15% for renovation, vacancy risk and processing time. The exact figure depends on condition, EPC, location and urgency.

For urgent or renovation-obligated files, our price often beats a classic sale once you subtract commission and months of uncertainty.

Frequently asked questions about direct purchase

When do I get my money? — Typically 4 to 6 weeks between preliminary agreement and notarial deed. In urgent cases, an expedited deed within 14 days is possible.

What if there is still a mortgage? — We pay your bank directly via the notary; you receive the balance. An 'underwater' mortgage is discussed openly.

Do I need to clear the property first? — No. We buy 'full or empty' — anything left behind is cleared free of charge as part of the transaction.

What about hidden defects? — As a seller, you are not liable for defects you did not know about. We buy 'as-is' and make no after-the-fact claims.

Do I have to arrange the certificates (EPC, soil, electrical) myself? — We handle this if you wish, costs transparently deducted from the offer.

Coverage — do you work in my municipality?

Yes. Pandpartners.be buys and clears in all 581 Belgian municipalities — Flanders, Wallonia and Brussels-Capital. No travel charges, even for remote locations.

Request an offer for your specific municipality — you'll receive a first indication within 24 hours, based on the latest notary data for that region.
