Since 2023 Flanders has imposed a renovation obligation on F-rated EPCs. What does that mean for your sale, and is direct purchase a way out?

The Flemish renovation obligation in short

Since 1 January 2023, anyone buying a residential property with EPC label E or F in Flanders must renovate to at least label D within 5 years. For F labels, since 2025 the stricter target is label C within 6 years.

For sellers, this means the property becomes less attractive to private buyers with a mortgage, since the bank weighs the renovation cost into the financing decision.
